Eagle Idaho Real Estate...

The Eagle Idaho real estate market has followed roughly the same path as the Boise Idaho real estate market. Eagle Idaho real estate has seen an amazing amount of growth since 1987 when Micron opened its doors in Boise. Between 1987 and 1995 the Eagle Idaho real estate market doubled, meaning a home that was worth $200,000 in the 1987 Eagle Idaho real estate market would be worth $400,000 in the 1995 Eagle Idaho real estate market. The same factor that led to the doubling of prices also cooled the market down. Namely Micron announced a hiring freeze. Prices of Eagle Idaho real estate froze for a couple of years at which time a healthy appreciation of around 5% a year kicked in.

In 2004 the Eagle Idaho real estate market heated up again in response to our relatively low prices as compared to the rest of the west, about 10% for that year. In today's Eagle Idaho real estate market, the demand for Eagle real estate is exceptionally strong and we anticipate another summer of high demand and low supply.

The beginning of rapid expansion in Eagle Idaho started with the arrival of Hewlett-Packard in the 1970's. Prior to that Eagle Idaho was a sleepy hamlet, a quaint farm community nestled on the banks of the Boise river. One of the reasons that Hewlett-Packard chose the Boise metro area was for the quality of life and affordable Eagle Idaho real estate. Eagle Idaho is located just a mile or so from The HP facility and was a natural choice for those employees who were coming from California and looking for some elbow room. Eagle has an abundance of horse property and acreage property, estate homes, and larger yards in the subdivisions than the new arrivals were used too.

The eighties brought the astronomical interest rates and so not a lot happened to the Eagle Idaho real estate market until 1987. And Boom, went Eagle real estate. Eagle Idaho real estate slowed slightly, appreciation wise, in the mid nineties before picking back up. The dirt has gotten very tight in Eagle Idaho real estate and there is not much in the way of big open spaces that are zoned for subdivisions with quarter acre lots. That said the developers are asking astronomical prices for lots and land in Eagle Idaho, both big and small, which translates into high prices for existing Eagle Idaho real Estate and New Eagle homes. Eagle Idaho has a mix of ages and styles but most of the real estate built in the last few years is characterized by larger lots, larger floor plans and higher quality. And of course Eagle Idaho real estate is a little higher priced than you would pay for a comparable home in west Boise or Meridian.
